¿Se puede pedir una hipoteca a un particular?
Una hipoteca privada puede tener un coste de financiación tan elevado como el de una tarjeta de crédito

No solo los bancos pueden conceder préstamos hipotecarios: empresas privadas y particulares pueden dejar dinero a préstamo con la garantía de un inmueble. Si el mercado fuera transparente y competitivo, nada objetaríamos a pedir una hipoteca a una empresa en lugar de a una entidad financiera, si ofreciera mejores condiciones o llegara a nichos que la banca ha dejado desatendidos. Si fuera, que de momento no parece serlo.

Para solicitar información sobre préstamos de capital privado hay que acudir a un mercado muy opaco y con muchos peligros en el camino. No hay oficinas abiertas al público en las que entrar a informarse. La primera cautela es acudir a un profesional independiente que nos asesore, un abogado o un economista básicamente. Hay que analizar la necesidad y nuestra situación financiera, para valorar la idoneidad de este tipo de endeudamiento, ya que es frecuente acudir a este tipo de financiación como último recurso, cuando las deudas nos estrangulan y no sabemos cómo salir de ellas. Jamás firmar nada llevado por la sensación de urgencia o desesperación: los prestamistas privados no son la solución a casos desesperados, más bien un problema mayor.

Para encontrar una empresa fiable y competitiva, acudir a un intermediario hipotecario que cumpla con la legalidad y tenga experiencia y buena reputación en el sector. Para ello, debería existir un registro estatal de intermediarios financieros y empresas que conceden préstamos hipotecarios en la página web de la Agencia de Consumo (AECOSAN), pero a día de hoy este registro sigue sin ser público, lo que implica tener que solicitar a la Agencia la información que debiera ser accesible sin más trabas.
